The hard part of land is judging whether it's expensive. Here you don't have to guess — the same area gives three comparable prices, each with its own source:

It keeps growing: not a one-off discount, but a yearly add
The discount is only the advantage at the moment of purchase. The land itself keeps moving — this area conservatively appreciates roughly RM0.70–0.80 per sq ft a year. Across 9.67 acres (421,225 sq ft), one year of that is roughly this order of magnitude:

- Tri-state junction: Perak / Penang / Kedah — three markets within reach, so the buyer pool isn't tied to one place.
- About an hour to Penang (approximate, district-level) — inside the commute and weekend radius of northern-region HNW buyers.
- RT2035 government draft: the official 2035 proposed land-use map shows development zones and planned projects around here (district-level reference, not a guarantee for this specific lot).
- Producing oil palm: the land earns while you hold it — not money left sitting idle.
- Freehold title: no expiry risk, so time is entirely on your side.
How to hold: cash shrinks, land doesn't
Cash left sitting is slowly ground down by inflation; land in the right place with a clean title runs the other way over the long term. That's why family asset planning favours freehold — when it passes down, it is still whole, and most likely worth more than the day you bought it.
